Scope and project size
Interior packages run 1,000 to 150,000 square feet, single suite to full floor.
A 1,200 square foot suite on Wilshire Boulevard is a two to four night job. A 40,000 square foot floor with a level 5 lobby wall and sprayed ceiling deck runs four to six weeks inside a GC's finish sequence.

Tenant improvement and white-box work
Most of this work arrives inside somebody else's schedule. The drywall sub finishes Tuesday, ceiling grid goes back Thursday, and paint owns the two days between. We staff that window and hold the date.
White-box turnover is a defined scope: primer and two coats on walls, exposed deck sprayed, doors and frames finished. Patching is carried as a unit-price allowance so a change order does not stall the certificate of occupancy.

Drywall finish levels 4 and 5
Level 5 is the only finish that survives critical lighting.
Level 4
The standard office finish: three coats of compound over tape and fasteners, sanded, ready for flat or eggshell. It suits corridors, back-of-house and any wall lit from above.
Level 5
Adds a skim coat over the whole surface before primer. It costs more and takes an extra day. It is the finish for a lobby with glass throwing raking light down a plane, or a retail wall washed by track heads. Under that light, level 4 shows joint bands and fastener shadows. Specify it on lobby and feature walls, and anywhere the sheen goes above eggshell.

Low-VOC products, night work and fast reoccupancy
South Coast AQMD Rule 1113 caps VOC content in architectural coatings across the Los Angeles basin, so compliant products are the baseline, not an upgrade.
Where reoccupancy drives the schedule we specify low-odour, low-VOC acrylics and waterborne alkyds that let a floor take staff back the morning after the last coat. That matters in an office with staff above, a clinic that cannot lose a day, and a store that opens at 10am.
Trading stores and staffed offices get night shifts, typically 8pm to 5am, or a Friday-to-Sunday package. Merchandise is covered or moved with store staff and the floor is reset before opening. In offices we work desk-by-desk zones so equipment stays put.

Retail brand colour and sector finishes
Retail work arrives with a colour standard, not a colour choice.
We match the brand specification by drawdown and a sample panel approved on site under the store's own lighting, because a colour that reads right under 3000K track heads shifts under a daylight-balanced fixture. Multi-location operators get an as-painted schedule so the next store matches the last.
Medical and dental suites take scrubbable, low-VOC coatings, with antimicrobial-additive products where infection control asks for them, in a satin or semi-gloss film that survives disinfectant wiping. Restaurant work splits front-of-house from back: washable eggshell in dining rooms, epoxy or urethane-modified acrylic in prep areas.

Process, compliance and scheduling
Each area is punched in writing before closeout documents and attic stock are delivered.
An estimator walks the space with the superintendent, takes off by room from the drawing set, and returns a proposal by suite with finish levels, systems, coat counts and exclusions. Submittals cover data sheets, drawdowns and a mockup wall where a critical finish is specified.
We hold California Contractor License #585047 (C-33 Painting and Decorating), carry general liability with umbrella coverage, and workers' compensation on every employee. Certificates naming the owner, management company and GC as additional insureds issue before mobilization.
How interior work is priced
Per contract by measured area and finish level. What moves it: level 5 versus level 4, colour change and coat count, after-hours premium labour, and how much patching the walls carry.
Scheduling and capacity
Packages under 20,000 square feet mobilize two to three weeks after award, full floors three to five weeks. Night capacity is standing.
