Protect
Furniture centered and wrapped, floors covered, hardware removed and bagged by room, HVAC registers masked.
Prep and patch
Scrape loose material, fill holes, tape and float cracks, sand flat, caulk the trim-to-wall joints that make cut lines look sloppy.
Prime
Spot prime patches, full prime bare drywall or drastic colour changes, stain-block anything that bled through.
Ceilings, then walls, then trim
Working top down means drips land on surfaces that have not been finished yet.
Second coat

Reinstall and clean

Sheen selection, room by room
A 1920s Ocean Park bungalow with wavy plaster and a new Downtown condo with level-five drywall should not get the same sheen.
On old plaster, eggshell walls over flat ceilings does the kindest job. On modern drywall you can push to satin in halls and children's rooms, gaining scrubbability without lighting up the substrate. Bathrooms and kitchens want satin or semi-gloss. Trim stays semi-gloss so the eye reads a clean line where two colours meet.
Colour behaves differently here
The marine layer locals call May Gray and June Gloom flattens daylight for weeks, and a grey that read warm on the fan deck in September turns cold and blue in June. We draw samples on the actual wall and ask you to look at them at three times of day.
