What Hermosa Beach homes do to paint

Density is the first constraint
Walk-street houses sit with almost no setback, so there is often no room to stand a ladder square to the wall, no driveway to stage from, and a neighbour's window feet from the elevation being sprayed. Containment and masking are not details on those blocks, they are the job.
Exposure is the second half
The Strand runs the length of the beach and continues about 20 miles north to Santa Monica, and everything on that side of town lives in salt aerosol and blown sand. Salt is hygroscopic. It pulls moisture from the air and holds it against the coating, which is how adhesion goes early on the seaward elevation while the street side still looks fine. Sand adds abrasion at the lower few feet of wall and rail. The Hermosa Beach Pier, completed in 1913 and running 1,000 feet of concrete into the water, is a standing demonstration of what this air does to exposed material.
Sun, rain and the working calendar
Above the salt, roughly 325 days of sunshine a year. UV chalks binder and washes colour out of south and west walls first, and dark body colours fade visibly faster here than the same product does two miles inland. Rain is about 14 inches in a season running late October to late March, which sets the calendar: exteriors schedule easily from spring through early autumn and need weather windows at either end of the wet months. Along Pacific Coast Highway through the centre of town and around Pier Avenue, add traffic film to the prep list, because those surfaces need degreasing before anything bonds.

Flat and matte hide imperfection on old stucco but resist washing, a problem on a wall that collects salt film. Eggshell and satin rinse down better on exterior body surfaces. Semi-gloss goes on doors, trim and rail, where cleanability and film hardness carry the load. Inside a rental, satin survives cleaning between tenants in a way flat does not. Everything is specified inside South Coast AQMD Rule 1113 VOC limits.

Yes. Corrosion is abraded to sound metal, spot-primed with zinc-rich or direct-to-metal primer before flash rust returns, then topcoated. Replacement is only necessary once section loss becomes structural.
