What we do differently
Painting is a trade where the visible result and the durable result are decided at different stages. Most of what separates a repaint that holds for years from one that fails in a season happens before any colour is opened.
The preparation is the product
Every bid we write states the preparation for each surface, in plain language: what gets washed, what gets scraped, which cracks get cut out and bedded, which boards get replaced, what gets spot-primed and what gets fully primed. If a competing bid does not say, that is not because it is simpler. It is because that part is being left out.
Coatings chosen from exposure
A wall two blocks from the water and a wall in Palos Verdes Estates are different problems even at the same age. We choose primers and finishes from the substrate, the elevation and the salt and UV load, which is why our specifications name product types rather than a single house brand applied everywhere.

What we do not do: quote a coating life we cannot control, promise a price over the phone without seeing the surface, or take on structural repair, roofing or full re-stucco work. When a job needs one of those trades first, we say so before writing a bid.
Why we are set up around the coast
Everything we specify answers to the same two conditions. Salt-laden air runs across the whole city and sits heaviest within a few blocks of the bluffs and Ocean Avenue, corroding ferrous metal and shortening the life of any cheap exterior coating. The marine layer then holds moisture on the wall into late morning for weeks at a stretch, which punishes recoat windows and feeds mildew on shaded elevations, before roughly 310 days of sunshine a year chalk the same walls from the other direction.
The housing stock reads in three eras, and each wants a different answer. Pre-1940 Spanish Colonial Revival, Craftsman and beach cottage across Ocean Park, Sunset Park and North of Montana, much of it with original wood siding and lead-era substrates. Postwar 1940s to 1960s stucco and mid-century through Mid-City and Sunset Park. And dense 1970s to 2000s multifamily, condominium and mixed-use along Wilshire, Lincoln and Pico. Seismic movement opens stucco and drywall cracks in all three, and those get re-bedded rather than painted over.
