What Beverly Hills homes do to paint
Beverly Hills packs 16,242 housing units into 5.71 square miles, and the paint problems split by district.
Trousdale Estates. 410 acres developed mainly through the 1950s and 60s, and the architecture shows it. Flat rooflines, long unbroken wall planes, deep eaves, metal window frames. Those planes are unforgiving: a lap mark reads across twenty feet of wall in raking afternoon light. Trousdale also climbs the slope below the Santa Monica Mountains, so crews work off graded pads and switchback driveways, and access drives the hours more than square footage does.
The Flats. South of Sunset and north of Santa Monica Boulevard the ground goes level and the stock goes older. Spanish and Mediterranean stucco from the 1920s and 1930s, deep-set window reveals, clay tile roofs, wrought iron at balconies and gates, arched openings no spray gun finishes on its own. Portland cement stucco of that age is hard and brittle, so it cracks wherever the base has moved.
Exposure. Sitting inland spares Beverly Hills the chloride load that eats coatings in Malibu. What it gets instead is sun, so UV-stable acrylic and correct film build matter more here than salt-resistant chemistry.

Materials, coatings and sheens
Sheen is a decision, not a default, and the system follows the substrate rather than the sales sheet.

Flat and matte hide irregularity on old stucco but resist washing. Eggshell and satin take cleaning indoors. High-gloss trim magnifies every ridge underneath, so it buys sanding hours. Everything we apply meets South Coast AQMD Rule 1113 VOC limits.

Our process
Six stages, and the first two happen before a tin is opened.
Walk and takeoff
Elevation by elevation outside, room by room inside, with prep and finish written as separate lines rather than one number.
Colour approval
Large drawdowns on the wall itself, viewed morning and late afternoon, because Trousdale light moves a tint further than a fan deck suggests.
Protection
Floors, stone, glass, cabinetry, landscape and pool surrounds masked before anything else begins.
Preparation
Pressure washing, scraping, sanding, crack repair, wood rot replacement, caulking, skim coating, and lead-safe RRP containment where the house predates 1978.
Priming
Bonding primer over chalked film, stain-blocking primer over staining, masonry primer on bare repairs.
Finish and punch
Two coats at specified thickness, sprayed and back-rolled outside, brushed and rolled inside, then a walk-through and a correction list.

What shapes a Beverly Hills estimate
We scope prep separately from finish, because prep is where the variation lives.
Hillside access in Trousdale. Graded pads and switchback driveways mean staging and safe set-up take time before any coating starts. On the slope, access can move the hours more than the square footage does.
Linear feet of iron. Balcony railings, window guards, gates and perimeter metal are hand work, and on a Flats property with extensive wrought iron they can carry more labour than the walls.
Coats a deep tint needs. Saturated colours need more passes to cover uniformly, and on long unbroken Trousdale wall planes uniformity is the whole job.
Substrate condition. Active cracking, wood rot, failed sealant joints and chalked previous coatings are counted and photographed at survey rather than estimated from the kerb.
Specification. An elastomeric over active cracking, a breathable mineral system on old lime stucco and a standard acrylic on sound stucco are three different jobs.
Approval calendar. Where a design team signs off drawdowns, the schedule follows their calendar, and we plan for it rather than around it.

Commercial painting in Beverly Hills
The commercial base here is genuinely mixed. Retail storefronts inside the Golden Triangle bounded by Santa Monica Boulevard, Wilshire Boulevard and Crescent Drive, hotel corridors, and the medical and dental suites along Wilshire all repaint on their own schedules, usually at night or across a weekend so the space trades the next morning. How long does a Beverly Hills exterior repaint take?
A two-storey stucco house runs one to two weeks. Prep is the variable, not painting. Heavy crack repair or wood replacement can add a week, and we would rather tell you that at survey than discover it in week two.
Can you match the original colour on a 1920s Spanish house?
Yes. We pull a sample from a protected spot, usually inside a window reveal or under a porch soffit, and match that rather than the sun-faded field surface.
Do Trousdale Estates homes need a different specification?
Often. Those flat facades have long uninterrupted planes and metal window frames, so we spray and back-roll for uniformity and prime the metal separately with a direct-to-metal product.
Is a city permit required for exterior painting?
Straight repainting normally does not require one, though colour and design review can apply to designated landmark properties. We confirm the requirement for your specific address before scheduling.
Can you work to a designer's finish schedule?
Routinely. We submit drawdowns for approval and paint to the approved sample, not to a paint code.
What separates elastomeric from standard exterior paint?
Elastomeric is a much thicker, flexible film that bridges hairline stucco cracks. It earns its place only where a cracking pattern is active. Sound stucco performs better under a standard acrylic system.
Are lead-safe practices used on the older Flats houses?
Yes. Lead painters are RRP certified, and anything predating 1978 gets containment and controlled preparation whenever we disturb existing coatings.
