Scope and volume

Turnover work is recurring volume, not a project. An Ocean Park fourplex may send one unit a quarter. A 220-unit portfolio across three Westside properties sends 20 to 40 a month.

Turn times run 24 hours for a studio or one-bedroom, 48 for a two-bedroom, up to 72 where a three-bedroom needs heavy patching.

Standard turn scope versus a full paint

On the work order that is one line. In hours it is roughly double, so the call gets made at the walk, not at invoicing.

A standard turn

Patch, spot prime and two coats on walls, plus ceilings, closets, doors and trim. Nail holes filled, texture matched at patches, stain-blocking primer over marker, grease and water stains, washable eggshell or satin on walls, semi-gloss on trim and doors.

A full paint

Every surface wall to wall, with a colour change or a trim reset. It is the call after a long tenancy, a smoke or pet unit, or a repositioning.

A standing colour and product spec

Portfolios lose money on mismatched paint. One manager orders an off-white in flat, the next a different off-white in eggshell, and two years later no wall touches up cleanly.

We keep a written spec on file per property: wall colour by manufacturer name and code, sheen, ceiling and trim products, and the primer used over stains. Every unit gets the same system, so a patch blends and a partial repaint stays possible instead of a full recoat.

Scheduling around the make-ready trades

Nobody works on top of anybody.

Paint goes in after demo, drywall repair and cabinet work, and before flooring, final clean and appliance set. Where new flooring is going down, walls and trim finish first with the base cut clean; where flooring stays, it is protected and the crew works off drops.

The manager gets a week-ahead schedule showing which units are booked, which wait on another trade and which are ready. If a vendor slips, the unit moves in the sequence rather than tying up a crew.

Work orders, punch and rework

Units are dispatched through the property's own system, whether that is AppFolio, Yardi, Entrata or an emailed make-ready board, so the office keeps one list.

Each unit is photographed at completion and marked ready in that system, then punched by the manager against the standard turn scope. Anything inside scope is corrected at our cost within one business day, before the unit shows. Scope added mid-unit is quoted separately rather than folded into the next invoice.

Invoicing per unit against a signed unit list

Billing follows a signed unit list, not a lump sum.

Each line carries the unit number, bedroom count, completion date, standard turn or full paint, and any approved extras such as drywall repair. The signed list is what the invoice attaches to, and it reconciles against the property's make-ready report line for line, which keeps the account auditable at year end.

Credentials and compliance

We hold California Contractor License #585047 (C-33 Painting and Decorating), carry general liability coverage, and maintain workers' compensation on every employee. Certificates naming the owner and the management company as additional insureds are issued before the first unit. Crews are RRP-certified for pre-1978 buildings, common in 90401 through 90405, and coatings meet SCAQMD Rule 1113 limits.

How turnover work is priced

Turnover is priced per unit by bedroom count at a rate held for the term of the account. What moves it: bedroom count, ceiling height, standard turn against full paint, colour change, patching volume, and whether ceilings and trim are in scope every time.

Yes, where a lease date requires it. Weekend and evening turns are scheduled against the make-ready calendar the same way weekday turns are, and the unit is handed back ready for walkthrough on the date agreed. Give us the move-in date with the work order and we sequence flooring, cleaning and paint around it.
