What Rolling Hills homes do to paint

Homes in Rolling Hills must be painted white on the exterior. That single requirement decides almost every technical question on the job, because it takes colour out of the conversation and replaces it with sheen, tint base, chalk resistance and dirt pickup.

White is not one thing

The difference between two whites that look identical on a chip is undertone: a trace of yellow, gray, green or pink. On a wall those traces become obvious. A warm white reads cream on a south elevation in full sun and turns sallow under a deep ranch overhang. A cool white reads crisp in sun and goes faintly blue-gray on a north wall in shade. Where the sun is this strong and the eaves this deep, one gallon can produce three visibly different walls on one house, so we test candidates on the actual elevations before ordering.

Tint base matters too. Exterior whites carry almost no colorant, so the resin does all the work, and titanium dioxide is what makes white opaque. Cheap white paint cuts it, which is why a thin white needs three coats and still shows through at the corners.

Chalking is the specific enemy of a white house

Ultraviolet light degrades the binder and releases loose pigment as a powder. On a coloured wall that reads as fading. On a white wall it looks washed out and smears on a sleeve. Chalk also runs, and rain carries it down over stone bases, glass and darker trim in streaks. So the specification favours 100% acrylic latex with real chalk resistance, and treats existing chalk as a prep item: washed off, then locked down with primer.

Dirt pickup is the twin problem

White shows everything, and multi-acre lots with horses and unpaved trails put dust in the air. Acrylics with dirt pickup resistance stay cleaner, since the film hardens rather than staying soft in heat. Flat hides substrate texture but holds dirt in it, while satin sheds a hose-down and gives an all-white elevation the definition one colour cannot.

Consistency across buildings

The community requires horse property, so owners keep stables or retain land where stalls could be built, and a typical property is a house, a garage, a barn, sheds and long runs of fence, often painted at different times with different products. Two whites a hundred feet apart will not read the same, so we record the product, base, sheen and any tint used on every surface.
