What Brentwood homes do to paint

Brentwood covers 15.22 square miles at the base of the Santa Monica Mountains, annexed to Los Angeles on June 14, 1916. No single coating spec works across it.

South of Sunset the terrain is flat

Postwar single-family stock, wide parkways along San Vicente Boulevard and Barrington Avenue, mild exposure. The failure mode there is usually chalking on the south and west elevations after eight or ten years of UV.

North of Sunset is a different job

The fire designation

Cal Fire maps Brentwood between Mulholland Drive and Sunset as a Very High Fire Hazard Severity Zone, and the 1961 fire that burned 16,090 acres destroyed 484 homes. The legacy is that exposed wood on a canyon house is a maintenance item nobody defers. Eaves, soffits, vents, fascia and deck framing get recoated on a tighter interval here than anywhere else on the Westside.

How does the Very High Fire Hazard Severity Zone designation affect my repaint?

It does not change what paint is legal, but it changes what we inspect. Exposed eaves, soffits, vents, fascia and deck framing between Mulholland and Sunset get recoated on a tighter cycle. Bare wood is the item you do not defer up there.

How often should a Brentwood exterior be repainted?

On the flats south of Sunset, a good repaint typically holds 8 to 12 years. In the canyons, where damp lingers and wood dominates, plan closer to 5 to 8.

My cedar siding is bleeding brown through the paint. Can that be fixed?

That is tannin bleed. The surface has to be sanded back, dried and sealed with a stain-blocking primer before the topcoat. Repainting without that step reproduces it.

Is lead-safe work needed on an older Brentwood house?

On anything built before 1978, yes. Those jobs run under the EPA Renovation, Repair and Painting rule, with containment, controlled sanding and cleanup verification, and it is planned at the estimate rather than discovered once sanding starts.
