Scope and project size

Commercial bids here fall into a few predictable sizes.

Turnover work runs a handful of units a month on a standing basis, or 40 to 60 units at once when a building trades. Apartment exterior repaints typically cover 20,000 to 120,000 square feet of stucco and trim across two to eight buildings, staged over three to ten weeks. Office and tenant improvement packages run 5,000 to 150,000 square feet, most often on a night schedule tied to a GC's finish sequence.

Exterior contracts on mid-rise stock involve swing stage or boom lift access, pressure washing, stucco crack repair, sealant replacement and an elastomeric or high-build acrylic system. Protective coatings are measured differently, priced by square foot of steel, deck or slab rather than by building. We bid single buildings, campuses and portfolio-wide programs.

Site walk

An estimator walks the property with the manager or superintendent, notes substrate condition, access, staging and after-hours restrictions, and photographs failure areas.

Takeoff and scope

We measure elevations and interior square footage, then write scope by area with surfaces, systems, coats and mil thickness identified.

Bid

A line-item proposal broken by building, floor or unit type, with exclusions stated and alternates priced separately so the board or the GC can compare like for like.

Submittals

Product data sheets, safety data sheets, colour drawdowns, sample walls or mockups, schedule of values and a phasing plan go in before mobilization.

Scheduling and notice

We publish a rolling two-week look-ahead and supply tenant notice templates 72 hours ahead of work affecting access.

Execution

Working in occupied buildings

Most of the work we bid in Santa Monica happens in buildings nobody empties. Tenants are home, offices are staffed, storefronts are open, and the schedule bends around that.

We phase by stack or wing so a single stairwell or elevator lobby is out of service at a time. Corridors get half-width containment so units stay reachable. Retail and office interiors move to night and weekend shifts, typically 8pm to 5am, with everything reset and cleaned before the space reopens. Occupied units get 72-hour written notice and a posted daily schedule.

Low-odour, low-VOC products are the default in occupied spaces, which the South Coast AQMD Rule 1113 architectural coating limits already require across the basin. Dust is controlled with HEPA vacuum sanding. Noise-generating prep is scheduled outside quiet hours set by a lease or an association rule. Lifts and material staging stay inside barricaded zones, and nothing is left in a common area overnight.

Credentials and compliance

We hold California Contractor License #585047 (C-33 Painting and Decorating), carry general liability and umbrella coverage, and maintain workers' compensation on every employee. Certificates of insurance naming the owner, the management company and the lender as additional insureds are issued before mobilization, with waiver of subrogation and primary and non-contributory wording where the contract requires it.

Crews are RRP-certified for pre-1978 buildings, which covers a large share of the multifamily stock in 90401 through 90405. All architectural coatings meet SCAQMD Rule 1113 VOC limits. Safety documentation and an injury and illness prevention program are available on request.

Materials and systems at commercial scale

Specification is written to substrate and exposure, not to a catalogue.

Stucco and masonry elevations take a high-build 100% acrylic or an elastomeric where hairline cracking needs bridging, over a masonry conditioner. Ferrous metal, rail, stair pans and door frames get a zinc-rich primer or direct-to-metal coating for chloride resistance. Doors, frames and high-touch interior trim take waterborne alkyd or urethane-modified acrylic for a washable, hard film.

Slabs and back-of-house floors get two-part epoxy over diamond-ground concrete, moisture vapour tested first, with a polyaspartic topcoat for UV and abrasion. Urethane cement goes into kitchens and wet processing areas. Rated steel assemblies take intumescent fireproofing to the specified thickness. Parking structures take traffic-bearing deck coatings with broadcast aggregate for slip resistance. Sheens follow maintenance need: eggshell in corridors, semi-gloss on doors and trim, flat only where washing is not a factor.

How commercial painting is priced

Pricing structure follows the scope basis: per unit for turnover, per square foot for coatings and flooring, and per contract for building-wide repaints. Variables that move a commercial number: substrate condition and the amount of stucco and sealant repair carried, access method, colour change and coat count, night and weekend premium hours, prevailing wage, phasing density, and whether the owner wants a mockup wall before production starts.

Scheduling, lead time and capacity

Standing turnover work is absorbed inside a week. Interior packages under 20,000 square feet typically mobilize two to three weeks after award. Full exterior repaints book four to eight weeks out, longer between November and March when rain windows compress the calendar and morning damp off Santa Monica Bay pushes start times later. Night shift capacity is standing, not exceptional. For association work we hold a slot against the board vote date.
