What Pacific Palisades homes do to paint
The Palisades was founded in 1921 by a Methodist organization. About 100 homes stood by 1925, and most of the open land was built out by the end of the 1930s. That founding history is still legible in the housing stock.
The Alphabet Streets
Named after Methodist bishops, they sit on the smallest lots in the neighborhood, 5,200 to 7,500 square feet. Small lots mean tight side yards, close neighbors and almost no room to stage. Ladders go up in a four-foot gap, spray gets tented or replaced with brush and roller, and drop protection matters more than it does on an acre. Many of those original bungalows have been added onto twice, so one elevation can carry three generations of siding, stucco and trim, each with a different coating history underneath.
Exposure changes fast down Sunset
Sunset Boulevard, paved in 1925, runs the spine from the village down to Pacific Coast Highway. Near the water and along the bluffs above PCH, salt-laden air and morning damp drive chalking, rust bleed on rails and hardware, and coating failure on the ocean-facing side years before the street side shows anything. Up in Temescal, Santa Ynez and Rustic canyons the problem inverts: less salt, more shade, more sustained moisture, so mildew on north elevations and rot at deck ledgers and fence bottoms lead the punch list.
Architecture worth being careful around
The Eames House of 1949 sits in the Palisades, along with the Dolores Del Rio House from 1929 and the Thomas Mann House. Homes in that company, and the Riviera Country Club neighborhood around them, do not tolerate an approximate colour. We spectro-match from an unweathered sample, build a draw-down, and put a sample board on the actual elevation before committing.
Rebuild work
The January 2025 Palisades Fire destroyed 6,831 structures and killed 12 civilians. The rebuild is ongoing, and the painting work it requires is straightforward: post-construction finish packages on new builds, and smoke and soot sealing with stain-blocking primer on homes that are still standing. We schedule that work the way any subcontractor should, around the general contractor and the homeowner, at whatever pace they set.

Flat and matte hide stucco float and old patchwork, which is why most village facades read flat. Satin washes down easily, so it suits coastal elevations that collect salt film. Do you do post-construction painting for new builds?
Yes. We run new-construction finish packages as a subcontractor, working to the general contractor's schedule and punch list, coordinating with drywall, trim and cabinet trades, and returning for closeout touch-up after other crews have finished.
Can smoke and soot damage be sealed and painted over?
Only after the surface is properly cleaned and dried. Residue has to come off first, then the substrate gets a stain-blocking primer to lock down odour and staining, and only then does the topcoat go on. Painting straight over residue lets it bleed back through.
Can you work on the Alphabet Streets where there is no room to stage?
Yes. Lots there run 5,200 to 7,500 square feet with tight side yards, so we plan for ladder and jack work, containment instead of open spray, and staged material delivery rather than a full site setup.
How do you match the colour on an architecturally significant home?
We take a sample from an unweathered area, spectro-match it, then produce a draw-down and a physical sample board placed on the actual elevation. You approve it in daylight before we commit a single gallon.
What is causing rust stains under my window frames?
Salt and chloride attacking steel or fasteners. The metal has to be cleaned back, treated, primed with a zinc-rich or direct-to-metal primer, and topcoated. Painting over active rust bleed just moves the problem a few months out.
How long does a full exterior take?
A single-story home with moderate prep usually runs 5 to 8 working days. A two-story canyon or bluff property with rot repair, metal work and multiple custom colours commonly runs two to four weeks.
