What Malibu homes do to paint
Twenty-one miles of coastline, one road down the middle, roughly 40,500 vehicles a day on Pacific Coast Highway at summer peak. A thin ribbon of housing pressed between the Santa Monica Mountains and the open Pacific, and that geography sets every coating decision.
Salt spray
Onshore wind carries chloride aerosol onto walls, glass, rail and roof edge, day after day. Salt is hygroscopic. It pulls moisture from the air and holds a damp film against the substrate, under the paint as readily as on it. That is why adhesion fails early where nobody washed it off first.
Wind-driven rain
Rain arriving horizontally reaches joints a vertical drip never touches: the head of a window frame, the back of a trim return, the lap in a fascia board.
Constant damp
Malibu's monthly averages never top 71.6F, and morning marine air keeps surfaces wet for hours. Long dwell time at high humidity is what mildew needs, and shaded walls show it first.
UV
Then full sun lands on the same surfaces. Binder degrades, the film chalks to a powder that comes off on your hand, and deep tints wash out first on south and west faces.
Those loads do not spread evenly. On the same house, painted the same day with the same product, the ocean-facing elevation needs attention years before the street side does. A place off Point Dume with unbroken western exposure is not on the maintenance cycle of a canyon house half a mile behind it.
The stock has range: beach houses on the sand near Surfrider, canyon properties on the mountain side of the highway, mid-century and contemporary homes around Point Dume and Zuma. Malibu counts 6,624 housing units for a small resident population, and at 69.9% owner-occupied, most of what we quote is for owners who want a coating cycle that makes sense over twenty years.
There is history in these walls. The Adamson House beside Malibu Lagoon is faced in Malibu Potteries tile, the Moorish and Arts and Crafts work the local plant produced, and the same tile turns up on private homes along this coast. Tile that age is masked and protected, never coated.

Sheen carries weight on the coast. Flat and matte hide irregularity but hold salt film and resist washing, which matters when a wall needs rinsing twice a year. Satin sheds deposits and cleans without burnishing, so it usually wins on exposed elevations. Semi-gloss and high-gloss belong on trim, doors and metal. A mildew-resistant additive goes into finish coats on shaded walls, and every product sits inside South Coast AQMD Rule 1113 VOC limits.

How a coastal repaint runs
Prep and finish are written as separate lines, and the prep is photographed before the finish hides it.
Elevation survey
Each face graded for chalking, mildew, rust bleed, sealant failure and adhesion.
Salt washdown
A chloride-removal wash, not a rinse. Salt left on the substrate defeats whatever goes over it.
Mildew treatment
Growth killed and removed rather than buried. Paint over mildew and it grows through the new film.
Metal preparation
Corrosion abraded back to sound metal, then spot-primed with zinc-rich or direct-to-metal primer the same day, because flash rust returns in hours this near the water.
Substrate repair
Rotted wood replaced, joints re-caulked with a sealant rated for movement, stucco cracks opened, filled, textured and given cure time.
Prime and coat
Bonding primer over chalked film, stain-blocking primer over rust and soot, then two finish coats at specified thickness, back-rolled into texture, with an added coat where windward exposure justifies it.
Punch and closeout
We walk it with you, complete the corrections, then clean down.

Rebuild and post-construction painting
Malibu has been through repeated fire. The 2018 Woolsey Fire burned 96,949 acres, the Franklin Fire followed in 2024, and the January 2025 Palisades Fire reached beachfront homes. Rebuilding is slow, permit-bound work, and painting is part of it.
Two kinds of job come out of a rebuild. New construction needs stucco given proper cure time before coating, correct primer for a high-pH substrate, and a finish schedule that holds while trades still move through. Structures that took smoke need washing, odour and stain sealing with a stain-blocking primer, and repainting of surfaces that look fine until a humid morning brings the smell back. We price both as ordinary construction work, on a normal schedule.

Malibu painting questions
How often does an oceanfront Malibu house need repainting?
Elevations with direct ocean exposure need attention on a shorter cycle than inland walls, and repainting one or two faces between full repaints is normal. We give an estimated planning interval per elevation after the survey rather than one figure for the whole house.
What is a salt washdown, and can I skip it?
A dedicated wash that removes chloride deposits before prep begins. Skipping it is the most common reason a good product fails early here, so we do not quote work without it.
Can you paint over rust on a balcony rail?
Not successfully. Corrosion has to be abraded back to sound metal and primed with a zinc-rich or direct-to-metal product first. Paint over active rust and the stain returns within a season.
Do I actually need elastomeric coating?
Only where the stucco has an active hairline cracking pattern. It buys crack bridging, not salt resistance. Prep and primer choice do the salt work, and sound stucco performs well under a standard acrylic system.
Do you work on canyon and hillside properties above the highway?
Yes. Access and safe setup on a slope are priced into the scope. Those homes see less salt than the beach blocks, and more exterior wood.
Does traffic on Pacific Coast Highway affect scheduling?
It affects arrival and deliveries more than the work. At about 40,500 vehicles a day at summer peak, we start early and stage materials on site.
