Flat ceiling repaints
The standard job. Ceilings yellow slowly and evenly, so most people stop seeing it until a fresh wall goes in underneath and the ceiling suddenly looks dirty.
Popcorn and acoustic texture removal
Scraped wet, the substrate repaired and skim coated, then primed and finished. The result is a flat ceiling that photographs and lights properly.
Water stain sealing
Brown rings from a roof leak, a failed shower pan or a neighbour's unit upstairs. Sealed with stain-blocking primer first, never painted straight over.

Why sheen matters more on a ceiling than a wall
Ceilings live under raking light. Light from a window or a recessed can travels almost parallel to the surface, and any sheen at all turns every roller lap, every patch and every drywall seam into a visible ridge.
Flat kills that. It scatters light instead of reflecting it, which is why a dedicated flat ceiling paint hides an imperfect plane that a satin would put on display.
Flat is not scrubbable, and that is an acceptable trade, because ceilings do not get touched. Bathrooms and laundry rooms are the exception, where a mildew-resistant flat or low-sheen product earns its place. The marine layer locals call May Gray and June Gloom keeps interior humidity high for weeks, and a small Ocean Park bathroom with one window stays wet long after a shower.

Popcorn ceilings and pre-1978 homes
Acoustic texture went on almost every ceiling built here between the 1950s and the late 1970s, and a lot of Santa Monica's apartment and bungalow stock is exactly that age.
Test before anyone scrapes. Popcorn texture applied before 1978 may contain asbestos, and the paint over it may contain lead. Neither is dangerous sitting undisturbed. Both become a problem the moment a scraper touches them. We do not guess by looking, and no honest contractor can identify asbestos by eye.
Our position is simple. On any home built before 1978, we ask for a sample to be tested by a qualified laboratory or a certified asbestos consultant before scraping is scheduled. Clean results, and we proceed with the scrape and refinish. If asbestos is present, removal is work for a licensed asbestos abatement contractor, which we are not, and we coordinate our painting after their clearance. Where lead paint is present we work to EPA RRP lead-safe containment practices. Testing settles the question in a few days. Skipping it puts dust through the whole unit.

Mist and scrape
Texture is dampened so it comes off in sheets rather than dust, then scraped to the substrate.
Repair
Tape joints that lifted during scraping are re-taped, screw pops reset, damage patched.
Skim coat
One to three thin passes of joint compound across the ceiling to bring it to a flat plane.
Sand
Pole sanded with vacuum assist, then checked under a raking work light.
Prime
Full prime, because raw compound and old paint drink differently and flash badly without it.
Two finish coats
Flat ceiling paint, cut in tight at the wall line.
Reset

Water stains, height and unit work
A stain is a symptom. Flat white over a brown ring gets you a brown ring again within a week.
Tannins and rust keep migrating through waterborne paint. The sequence that works: confirm the leak is repaired, let the substrate dry, cut out anything soft, then apply stain-blocking primer over the stain and a margin around it. Only then does ceiling paint go on. In older Santa Monica multifamily buildings, upstairs plumbing runs straight over downstairs ceilings, so the same stain returns if the unit above has not been fixed. We flag that at the walkthrough rather than after.
Vaulted, high and two-story ceilings
Height changes the job more than square footage does. A 20-foot entry ceiling over a staircase cannot be reached safely from a ladder, so it gets staged scaffold, and that setup is part of the estimate. Vaulted ceilings need a cut line that stays straight along a sloping intersection, which is slow hand work. Open-beam ceilings are slower still, since every beam has two faces, two edges and a shadow line.
Apartment and condo ceilings
72.9% of Santa Monica's 47,438 households rent, so ceiling work here is often unit work rather than house work. That means fixed elevator windows, certificate-of-insurance filings with building management, quiet hours, and shared hallways that have to stay clean between the service door and the unit. Turnover ceilings between tenancies need to be done fast and done once. We schedule those inside the vacancy, coordinate with the manager rather than around them, and leave the unit ready to show.

What sheen should a ceiling be?

Do I have to test my popcorn ceiling for asbestos?
If the home was built before 1978, test before anything is scraped. A laboratory or certified asbestos consultant handles it. We are not an abatement contractor and we will not scrape an untested pre-1978 ceiling.
Can you just paint over popcorn instead of removing it?
Sometimes. If the texture is sound, undamaged and tests clear, spraying it is cheaper and less disruptive than scraping. Painting over loose texture makes it fall.
Why does my water stain keep coming back?
Because it was painted over instead of sealed. Tannin and rust bleed through waterborne paint. It needs a stain-blocking primer over the full stain after the leak is repaired.
How long does one ceiling take?
A straightforward bedroom ceiling repaint is a single day. A scrape, skim, prime and finish on the same room is typically two to four days including drying time.
Can you reach a two-story entry ceiling?
Yes, on staged scaffold. Height and access are priced into the estimate rather than treated as an extra.
Do you work in occupied apartments and condos?
